FIRE crews from Hyndburn and Blackburn tackled a fire in a Rishton home overnight.
Emergency services were called to the address on Hermitage Street at around 9.30 following reports of the blaze.
By the time firefighters had arrived, occupants were out of the building and accounted for.
An investigation into the cause of the fire has now been launched.
A spokesman from Lancashire Fire and Rescue said: "Fire crews from Hyndburn and Blackburn were called to reports of a fire at a domestic property on Hermitage Street, Rishton.
"Firefighters extinguished the fire using four breathing apparatus, three hose reels and ventilation unit.
"Crews also used a thermal imaging camera, two 10.5m ladders, and a gas monitor.
"Utilities were requested to isolate the external gas and electrics to the affected property.
"A fire investigation has begun and will be continuing this morning."
