A POPULAR campsite located in a picturesque Lakeland valley is this week's featured property.
Eskdale Campsite is renowned for its immaculately maintained camping areas, offering 100 pitches, 10 camping pods, a camping barn and a thriving shop in the village of Boot, in the Eskdale Valley. The property extends over eight-and-a-half acres and also includes a beautiful four-bedroom house, Hollins Farm Cottage. The overall guide price is £1,695,000.
The campsite business is described as "highly profitable and successful" with a turnover of £320,000 for 2016 (a profit of £168,000).
Surrounded by dramatic Lake District scenery, the site operates between March 1 and January 14 the following year, and includes a lovely beck and a parcel of mature woodland. The owners have achieved a maximum five-pennant rating from the AA and a Certificate of Excellence from TripAdvisor.
The 100 pitches include 50 with electric hook-ups, and there is a detached, two-story camping barn for up to eight people, a well-stocked and licensed shop and reception, excellent showers and toilets, disabled/family shower room, washing-up areas, laundry, garage, drying room and two children's play areas.
The shop has a modern interior with slate-flagged floor, a wooden counter which also serves as the campsite reception, and there is scope to offer a cafe.
The camping barn offers an open-plan kitchen/living room with wood-burning stove and central heating, and a spacious bedroom with open-beamed ceiling and exposed stonework. Attached is a heated drying room with steel lockers.
The timber-built, insulated camping pods can each accommodate four campers and are located in an attractive wooded glade. They are described as "very popular", with regular repeat customers and new campers seeking a more "robust" experience than sleeping under canvas.
Hollins Farm Cottage, meanwhile, is a superb semi-detached, stone and slate-built house that has been improved and extended to create a spacious and attractive family home.
A traditional porch leads to a welcoming entrance hall/office with slate floor and built-in cloakroom. The sitting room is delightful, with windows on two sides, a wood-burning stove and built-in shelves.
The kitchen/dining room is stunning - open plan with a beamed ceiling and slate floor, and fitted with hand-crafted floor and wall cupboards, granite worktops, an island unit and a Belfast sink. Built-in appliances include a Rayburn stove.
The first-floor landing offers built-in storage cupboards, and there are three double bedrooms and a good-sized single room. The family bathroom has a white fitted suite with panelled bath, separate walk-in shower, pedestal wash basin and toilet.
The village of Boot, with its two popular pubs, is ideally placed for walking and exploring. Attractions include the Ravenglass and Eskdale narrow-gauge railway, affectionately known as the L’ al Ratty; the Roman Fort at Hardknott Pass; Scafell Pike, England's highest mountain; and the lovely River Esk.
Ambleside is 14 miles away and Windermere 18 miles.
